8-Step Guide to Building Your New Swimming Pool

Stage 1
Sign the QBCC Contract

The first step is to sign the official Queensland Building and Construction Commission (QBCC) contract. This contract clearly outlines the entire scope of the project, including the agreed price, timelines, and each party’s responsibilities. It's an important legal document to protect both you and the contractor throughout the construction process.

Stage 1
Pay the Deposit
After signing the contract, you’ll need to pay the required deposit. This secures your place in the construction schedule and enables the project to begin. The deposit is usually a percentage of the total cost, as outlined in the contract.
Stage 1
QBCC Insurance
Alongside the deposit, your QBCC insurance policy will be activated. This insurance protects both you and the contractor, covering things like construction defects or issues that arise during the build. It's designed to ensure the project is completed without unexpected financial risks.
Stage 2
Engineering Designs & Council Approvals
Once the contract and deposit are in place, your pool design will be sent to qualified engineers for review. They will check the plans to ensure they meet local regulations and structural safety standards. The designs will also be submitted for council approvals, which can take some time depending on your location. This ensures that everything is legally compliant before any physical work begins.
Stage 3
On-Site Meeting

Before excavation begins, you’ll attend a mark-out meeting on-site with the consultant, project manager, and your contractor. During this meeting, the exact location of the pool will be marked out with stakes or spray paint, and all measurements and distances will be confirmed. This is the final chance to double-check everything—such as pool position, depth, and height—before excavation starts.

Stage 4
Excavation of the Pool Area

After the mark-out meeting, excavation will begin. Heavy machinery will be used to dig the pool according to the approved design and dimensions. This stage is crucial for preparing the ground to support the pool’s structure. The depth and shape of the hole will be checked multiple times to ensure accuracy before moving on to the next phase.

Stage 5
Plumbing & Electrical Installation

Plumbing Installation
Once excavation is complete, the next step is installing the plumbing. This involves laying down pipes for water circulation, filtration systems, drainage, and any additional water features (like fountains or jets). It's important to note that this work is typically done by the pool contractor’s plumbers, and you will need to work with your own electricians to install the necessary electrical systems.

Stage 5
Electrical Work (Client’s Responsibility)
As the client, you will be responsible for hiring your own licensed electrician. The electrician will handle the installation of electrical systems for your pool, including wiring for the filtration system, lights, heating, and any additional electrical features. The electrician will need to ensure that all electrical work complies with safety standards and local codes.
Stage 6
Tiling & Pool Finishing
After the plumbing and electrical systems are in place, the pool's surface will be tiled. Tiling gives the pool a clean, polished look and provides durability. Tiles are typically applied to the pool’s interior, which helps with waterproofing and aesthetic appeal. During this stage, any additional finishes, such as coping stones around the pool's edge or decorative features, will also be completed.
Stage 6
Fencing Installation
As part of Queensland's strict pool safety laws, your pool must be fenced off to prevent accidents. Pool fencing will be installed to ensure it meets all legal requirements. The fence will be positioned around the perimeter of the pool to create a secure barrier, and the gates must be self-closing and childproof. This is an important step to ensure your pool complies with all safety regulations.
Stage 7
Final Inspections & Certification

Once the pool is fully constructed, a final inspection will take place. This inspection ensures that all aspects of the pool comply with Queensland’s safety, plumbing, and electrical codes. The local council or a private certifier will review the pool, its fencing, and all safety features to ensure everything is up to standard.

Pool Certification
Upon successful inspection, you will receive your pool certification. This document certifies that your pool is safe, legally compliant, and ready for use. It is a mandatory step before you can officially open your pool for swimming.
Stage 8
Pool Handover & Enjoyment

After the final certifications are in place, your pool will be officially handed over to you. At this point, your pool is ready to be filled with water, and you can begin enjoying it! You'll also be provided with all relevant maintenance instructions and care information to keep your pool in good condition.
